(formerly CORGI).
Residential landlords or their agents are responsible for the safety of tenants under the Gas Safety
(Installation and Use) Regulations 1998, enforced by the Health & Safety Executive (HSE).
There are severe penalties for non-compliance. Landlords and agents could face manslaughter charges in
the event of a tenant’s death – with about 30 deaths every year in the UK due to carbon monoxide poisoning,
due to poorly installed or badly maintained gas appliances and flues.
